WHAT ARE THE FIVE STEPS REQUIRED TO REALIZE YOUR LANEWAY SUITE?
STEP ONE
Send us an email request (see ‘CONTACT US’) for an initial assessment of the property to ensure that it complies with Toronto’s Laneway Suite Zoning By-laws, and report back to you.
STEP TWO
We then will discuss your wish list for the ADU, whether it is a rental unit, family suite, or personal studio/ work space, your room preferences, parking options
STEP THREE
We then proceed with the development of a CONCEPT DESIGN.
The Concept Design includes a Site Plan, Floor Plans to scale, four exterior Elevations and a 3D Rendering of the proposed building.
STEP FOUR
When the Concept Design is agreed upon, we will proceed with the preparation of a preliminary set of drawings for a ZONING CERTIFICATION Review as required by the City.
Subsequently with an approved Zoning Certificate the documents for the Permit Application are finalized.
Documentation will include the full set of digital Floor Plans, Exterior Elevations, Wall Sections, Structural specifications etc in compliance with the Ontario Building Code.
Our Architect will then submit the Permit Documentation to the City.
STEP FIVE
CONSTRUCTION.
